The South Carolina REALTORS® has released for internal review new updates for Residential Leases, helping to tighten liability protections, clarify tenant/owner obligations, and ensure full compliance with the South Carolina License Law and the South Carolina Residential Landlord and Tenant Act. These forms, specifically for Brokers-in-Charge, can be accessed now through SCR’s password-protected forms library.
SCR delivered the updated and new forms to its platform vendors on Monday, October 19, 2026, while they should be live on all other platforms.. We encourage your agents to transition to the new forms as soon as possible.
The legal team has updated the Residential Rental Agreement, the Residential Management Agreement, and the Notice of Security Deposit Disbursement. And it has added the following new forms:
- Bed Bug Addendum
- Drug-Free/Crime-Free Addendum
- Homeowners Association (HOA) Addendum
- Keys, Remotes and Access Devices Addendum
- Mold and Mildew Addendum
- No Smoking Addendum
- Rules and Regulations Addendum
- Septic Tank and Drain Field Addendum
- Smoke/Carbon Monoxide Detector Addendum
