In this month’s CTAR Trending Issues webinar, representatives from the Town of Mount Pleasant shared important updates on local development regulations, focusing primarily on new tree protection rules, recent zoning changes, and a preview of potential future policies affecting wetlands and home additions in the older neighborhoods.
🌳 What’s New with Tree Protection?
Mount Pleasant’s updated tree regulations took effect on May 1 and include two key changes, among others:
- Expanded Tree Protection Zone:
The protection zone is now defined as a circular area around the tree with a radius of one foot per inch of trunk diameter (measured at breast height). - Protection of Large Pines:
Pine trees with a diameter of 24 inches or more are now officially designated as protected trees.
These updates aim to preserve Mount Pleasant’s tree canopy but could also affect property owners looking to renovate, rebuild, or add features like decks, pools, patios, or accessory structures.
🏡 What Homeowners Should Know
Town officials emphasized the importance of engaging with planning staff early in your project brainstorming, but they also cautioned that approvals cannot be given until detailed plans are submitted. Early conversations can help identify possible issues and avoid delays once you’re ready to move forward.
